Join Our Team! Maintenance Resource Officer – Part-Time
Job Summary
The Maintenance Resource Officer will oversee facilities maintenance for 15 properties. This includes overseeing administrative organization for maintenance projects, budget responsibility, and ensuring the safety and functionality of building systems. The Resource Officer will be responsible for coordinating volunteers, overseeing contractors, and contributing to long-range facility planning to support the organization’s future needs.
Essential Duties and Responsibilities
Facility Oversight: Oversee maintenance-related activities at the 15 properties including full-cycle workflow management. Ensure smooth operations and compliance with safety standards.
Maintenance Projects: Coordinate and prioritize maintenance tasks, including system operations, inspections, data entry, completion of repairs and work order completion. Keep a daily updated project list in Airtable and document all details.
Volunteer Coordination: Work closely with the Volunteer Coordinator to plan and execute volunteer-driven maintenance and landscaping projects.
Budget Responsibilities: Work with the Director of Operations to support the facility maintenance budget.
Contractor Oversight: Oversee service contracts, including those for HVAC, pest control, security, and landscaping, ensuring adherence to quality standards.
Safety & Security: Ensure building security and act as the emergency contact during off-hours.
Emergency Preparedness: Support the development of emergency preparedness plans for all locations.
Housekeeping: Oversee tenant housekeeping expectations and ensure properties meet acceptable quality standards.
Inspections, Housekeeping & Reports: Conduct quarterly tenant home inspections and expectations and provide follow-up reports as defined in the Angels’ Arms Parent Handbook.
Long-Term Facility Planning: Support renovations, additions, and future growth through facility planning and budgeting.
Compliance with Municipal Regulations: Adherence to local, city and state housing rules and regulations and occupancy license requirements.
Inventory of Angels’ Arms Tools and Maintenance Supplies: Be responsible for inventory and upkeep of Angels’ Arms’ vehicles, trailers, tools, supplies and equipment stored at Tesson Ferry location.
Education, Experience, and Skills Required:
3+ years of relevant knowledge and/or experience preferred, including:
- HVAC Systems
- Plumbing
- Electrical Diagnostics
- Preventative Home Maintenance
- Safety Compliance
- Project Management
- Budget Management
- Vendor Negotiations
- Security Systems
- Painting and Basic Carpentry
Ability to pass a background check to ensure the safety of at-risk children.
Ability to utilize maintenance software support (Airtable preferred)
Possess active Missouri Driver’s License and ability to tow trailer.
Use of own vehicle at times, clean driving record and proof of vehicle insurance
Physical Requirements / Working Conditions:
- Must be able to lift and carry up to 50 pounds routinely (e.g., tools, equipment, materials).
- Regularly required to walk, stand, bend, kneel, crouch, and climb stairs or ladders while inspecting or repairing property features (e.g., roofs, HVAC systems, plumbing).
- Ability to access tight spaces such as crawl spaces, attics, or utility closets.
- Comfortable working indoors and outdoors in all weather conditions.
- Must be able to operate standard maintenance tools and equipment, including power tools, ladders, lifts, and small machinery.
- Must have sufficient visual and auditory ability to identify issues and perform detailed inspections.
- May be required to respond to after-hours emergencies, including evenings, weekends, and holidays.
Compensation and Benefits
Pay: $30-$35/hour (commensurate with experience)
